Determine if there are fixes in the unit and any issues that need to be addressed. Coordinate the handyman work and make sure everything is done timely and properly. Next, create a staging concept, coordinate the stager, consult on the look and design and make sure staging is completed with a 7 days to go. Coordinate the photographer and digital twin, manage the photoshoot and select the photos. Prepare the advertising and marketing materials, including listing package with 3 days to go. Once the listing is live coordinate the open house for maximum impact.
The first open house was a resounding success, and a flurry of appointments the next day pointed to a multiple bid situation. In the end we got 4 bids and bid up the property a healthy amount. We expertly navigated the due diligence process keeping buyer and seller emotions cool to get to contract signing. Success!! The contract was signed.
